Refurbishment and remodel of a two 3-storey terraces into separate high-end 8-Bed en-suite HMOs 

The Brief

Refurbish and modernise two terraces, each a 6-bed HMO, to create two luxury 8-bed en-suite HMO, with shared kitchens, diner and lounge.  

The Solution

We maximised the floor area by lowering the existing floor of the loft to provide headroom for the new third floor to accommodate 2no. en-suite bedrooms through the creation of a dormer extension.
The refurbishment included upgrading the thermal properties of the house to meet regulatory standards with insulated plasterboard and an insulated vaulted roof. 

Achievements

We have a shared vision with our client about the importance of delivering high-quality living spaces that create a ‘home away from home’ for students, and have worked closely with our client to successfully bring this vision to life by transforming a run-down HMO into a high-end residence for its occupants, with rooms that surpassed the Local Planning Authority’s minimum HMO space standards.
